Pre-Construction Process

1. Compatibility and project assessment

After initially contacting us, we will schedule an in person (or virtual) meeting to get to know each other. We'll discuss your overall project needs, wants, and desires. Additionally, we'll discuss our process, and talk through general pricing based on stated project scope and determine if we are a good fit for each other. Assuming we are, and if time permits, we may also get into project development by reviewing previously designed floor plans to get the creative ideas flowing and review/discuss the next steps to move forward with the custom plan design.
4. Preliminary pricing

After reviewing the project questionnaire and incorporating your desired elements from our discussions, we will schedule an in person (or virtual) meeting to review plans, specifications (based on Client needs/wants/desires), and preliminary pricing estimate range. This is the time to make plan changes and/or discuss options for pricing adjustments, if necessary. With your consent we will move develop the final plans.
7. Execute construction agreement

The Construction Agreement is to be completed with Initial Cash Payment (Earnest Money) being provided by check or money wire. If you are obtaining a loan, we will email all Contract Documents and Construction Agreement to your lender. At this point we will begin the Contract-to-Start Process and discuss the next steps!
2. Pre-construction services agreement (PCA)

We handle all architectural, estimating and site analysis services utilizing this Pre-Contract Services Agreement. This agreement does not bind you to building with us, as it is our belief that we must continue to earn your business; rather, it defines the services to be provided as well as the estimated cost of those services.
5. Final plan development

White Oak Construction will have the Residential Plan Designer/Architect complete the final plans (Construction Documents) incorporating any changes requested from the Preliminary Pricing Meeting. Upon Client review, revisions and approval of final Construction Documents, White Oak Construction will prepare Final Pricing and schedule a meeting to review.
8. Contract to start process

This phase is kicked off by our Interior Designer reaching out and immediately beginning your selection process with you! At the same time many items are worked on concurrently behind the scenes including engineering, septic design, ACC/ARC submittal and approval, permitting (if applicable), lender loan completion and funding (if applicable), as well as purchasing and project planning functions; all culminating in your Pre-Construction Meeting and start of construction!
3. Initial plan development

With full involvement and feedback from White Oak Construction, you will work with the Residential Plan Designer/Architect to develop initial plan layout, front elevation and roof design which yields the build ready plans. It is very normal for this to take multiple revisions to complete.
6. Final pricing

After your approval of the final plans we will complete a full takeoff and thorough estimate of your new home. We will then schedule a meeting to review final plans, specifications, and pricing. We will discuss any changes that you would like to make as well as the next steps related to executing a Construction Agreement. Any revisions to pricing and specifications will be emailed to you for confirmation. Once approved by Client, White Oak Construction will prepare the Construction Agreement
Construction Process

1. Pre-construction meeting

This meeting is held via virtual meeting, or in person, and will be the introductory meeting with your Project Manager. From this meeting we will create redline changes to the plans that the Residential Designer will make before issuing the final construction set. Any changes made during this meeting will be finalized through a Change Order. You will also receive an introduction and demonstration on the use of BuilderTREND
4. Insulation and drywall

Phase 4 is busy with insulation install, energy inspections, shower wall installation by our tile contractor, drywall, and exterior stone work. We will also provide paint sample stickers for you to place throughout the home so that you may review and approve paint colors after drywall.
7. Homeowner walk-through
and punch list

Phase 7 is when you walk through your new home with your Project Manager, in a detailed and thorough manner, to blue tape and notate any punchlist items in need of correction.
2. Site work/prep, framing
and foundation

Phase 2 is when the real work begins as we discuss site work, confirm home placement for foundation form set, frame, cornice, windows/doors, septic location, well and storage tank location (if applicable), propane location (if applicable), utility locations, as well as any future site needs.
5. Interior finish

Phase 5 will take place after we conduct an internal pre-finish meeting where our team (Project Manager, Interior Designer, Sales Manager and Purchasing Coordinator) will review all aspects of the finish out of your home, aka the “pretty things”! At the Phase 5 meeting, your Project Manager will meet you onsite to discuss tub & shower surrounds, shower floors, interior paint, cabinet install, counter tops, glass (shower doors and mirrors), flooring and will conduct our custom trim walk to design your closet layouts.
8. Homeowner orientation
and acceptance

Phase 8 is the BIG day! We will review completion of punchlist, execute all completion documentation, ensure that you receive a full orientation of your new home and finally hand over the KEYS! CONGRATULATIONS!
3. Mechanicals, masonry, and
roof

Our Phase 3 Meeting is the big one everyone gets excited for! Your Project Manager will arrange the plumber, electrician and low voltage contractors to meet you both onsite to review their scope of the project, discuss any desired changes you may have and ensure everyone is on the same page. Also covered at this time is the stucco process and exterior painting, roof installation, HVAC layout and thermostat location(s), shower/tub niche locations, fireplace(s) and our overall inspection process.
6. Trim & appliances

Phase 6 is when we discuss the installation of your electrical and plumbing fixtures, appliances, concrete flatwork/steps, railing (if needed), as well as the general timeline for completion.
